Basement Renovation in Ontario

A basement renovation means the space is already finished — it's just finished badly, or it's thirty years old and shows it. Dark panelling, a drop ceiling stained by an old leak, carpet that's never quite dry smelling, one sad light per room. The renovation strips it back to what's sound and rebuilds it as space you'd actually want to spend an evening in.

The first honest question is always moisture. There's no point hanging new drywall over a wall that weeps every March. Before the pretty work starts, any cracks get repaired, grading and downspouts get checked, and if the basement has a history of water we deal with that history — waterproofing is cheaper than doing the renovation twice.

After that it's the fun part: proper insulation instead of bare studs and fibreglass showing through poly, pot lights that make the ceiling height feel taller than it is, vinyl plank that shrugs off the odd wet boot, maybe a bathroom rough-in finally put to use. If your plans change what the space is used for or touch structure or plumbing, your municipality will want a permit — that's factored into the plan, not discovered later.
