What size furnace do I need?
The size your house's heat loss says — which depends on insulation, windows, air-tightness and square footage, not square footage alone. Plenty of older installs were oversized 'to be safe', which buys short-cycling and uneven rooms. Insist on sizing based on your house; it's a fair test of whether an installer is doing the job properly.
Is a two-stage or modulating furnace worth the extra cost?
They run longer at lower output, which means steadier temperatures, quieter operation and better air mixing — comfort improvements you feel daily. The value case is strongest in homes you plan to stay in and in climates like Ontario's with long shoulder seasons. A single-stage unit still heats the house; it just does it in blunter strokes.
How long does a furnace installation take?
A straightforward swap is typically a one-day job — old unit out in the morning, new one firing by evening. Venting changes, duct modifications, or adding AC alongside stretch it. You'll be without heat during the work, which is one more argument for booking in the shoulder season.
My chimney also vents the water heater. Does that matter?
It matters a lot. When a high-efficiency furnace leaves the chimney, an older water heater can be 'orphaned' in a flue now too large for it, which causes condensation and poor drafting. The fix is usually a chimney liner or moving to a power-vented or tankless water heater — either way it should be part of the plan, not a surprise after.
Should I consider a heat pump instead?
In many Ontario homes, genuinely yes — cold-climate heat pumps handle most of the winter and a hybrid setup keeps a gas furnace for the deepest cold.
