Handyman & Small Jobs

Landlord & Property Maintenance in Ontario

Keeping a rental in good shape is a steady stream of small jobs: a dripping tap, a sticking door, a patch of drywall, a fresh coat between tenants. Chasing a different trade for each one eats time landlords and property managers don't have.

We handle the ongoing list and the turnovers. Between tenants, we can make a unit ready β€” fill and paint, fix the doors and handles, sort the little plumbing and drywall issues β€” so it shows well or hands over clean. During a tenancy, we take the maintenance calls so you're not on the tools yourself.

You get one point of contact and quotes for the actual work. Batching several jobs into one visit keeps the cost sensible, and anything regulated β€” electrical, gas, larger plumbing β€” goes to the licensed trade that has to do it.

What this covers

  • Turnover and make-ready repairs between tenants
  • Fill, sand and paint touch-ups
  • Drywall patches and door adjustments
  • Minor plumbing (taps, toilets, seals)
  • Locks, handles and hardware changes
  • Caulking, grout and small tiling fixes
  • Ongoing maintenance call-outs
  • Regular property checks and small repairs
  • Coordinating licensed trades where needed

What affects the price

  • How many jobs are batched into one visit
  • Whether it's a recurring arrangement or a one-off turnover
  • The condition the unit is starting from
  • Materials and how much painting is involved
  • Access and whether a tenant is still in place
  • Any regulated work that has to go to a licensed trade
  • How many units or properties are involved

Every home is different, so we don’t publish flat prices β€” the quote is free and based on your actual job.

Common questions

Can you handle turnovers between tenants on a deadline?
That's a big part of this. Give us the move-out and move-in dates and a list of what needs doing, and we'll quote the make-ready as one job so the unit's ready to show or hand over on time. Photos of the worst spots help us plan the visit.
Do you take small one-off calls, or only contracts?
Both. A single dripping tap or a sticking door is fine to send. Many landlords save up a few small jobs and have them done in one visit, which is the cheapest way to clear the list.
Can you deal with the tenant directly to arrange access?
We can coordinate a time with an occupied unit once you've given the go-ahead and notice has been handled on your side. We don't get into landlord-tenant legal matters β€” that's between you and your tenant under the Residential Tenancies Act β€” we just do the repair.
What about bigger jobs like an electrical fault or a leak in the wall?
Those go to the right licensed trade β€” electrical to a Licensed Electrical Contractor, larger plumbing to a licensed plumber. You still deal with one point of contact through us; we just make sure regulated work is done by someone allowed to do it.
Do you manage multiple properties?
We can take work across several units or addresses. Send the list and locations and we'll quote it; recurring arrangements can be set up so you're not requesting from scratch each time.
